Building Plot for Sale in Dunkeswell, Devon
£230,000 ono
(Site is landscaped and built up to block and beam floor level)
A rare opportunity to build a delightful 4 bedroom, 3 bathroom, character home in a prime location at the entrance to Dunkeswell Old Village, within the Blackdown Hills Area of Outstanding Natural Beauty.
Location
Nestling in the heart of the beautiful Blackdown Hills, Dunkeswell is an ideal base from which to explore East Devon and the whole of the West Country. With its picturesque houses, many of which are thatched, Old Dunkeswell has been a conservation area since 2010. There is a church and village hall, and half a mile to the south in the newer part of Dunkeswell, is a range of shops including a Post Office, a doctors surgery and a pre-school.
The vibrant market town of Honiton 6 miles to the south has excellent shops and facilities - including a railway station on the London Waterloo line. Here is access to the A30 dual carriageway providing a rapid connection to the city of Exeter and its airport. Just 15 miles to the north is Taunton - the county town of Somerset, with a railway station on the London Paddington line and access to M5 junction 25. About 10 miles south of Honiton is the south coast with a variety of coastal villages and popular beaches.
Immediately accessible from the property is a variety of quiet lanes, footpaths and bridleways to take advantage of this attractive countryside. A public footpath adjacent to the plot leads to St Nicholas Church and to the former Mill and mill ponds beyond.
Travelling times by car:
- 10 mins to the main A30, which connects to London via the A303 or Dorchester via the A35
- 12 mins to Honiton, with its shops and rail links to London and Exeter
- 20 mins to M5 Junction 28
- 25 mins to Exeter, with its airport and rail links to London Paddington, Plymouth, Cornwall, Bristol and the rest of the country
- 30 mins to Taunton
- 30 mins to the seaside resorts of Sidmouth, Seaton & Branscombe
The road adjacent to the plot is also on a bus route linking Dunkeswell with Honiton, Hemyock and Taunton.
Design and build
Planning permission was granted on appeal in December 2013, for a two storey house with integral double garage, having a floor area of approximately 1,800 sq ft (167 sq m). The approved plans show a high quality bespoke dwelling, carefully designed to provide modern accommodation while reflecting and complimenting its setting and the surrounding buildings.
In 2016 development was commenced in order to retain planning permission. The plot was cleared, levelled and basic landscaping carried out. The site was then piled, and ground beams and a retaining wall constructed. Drain and water pipes are installed and the structure has been built up to block and beam floor level, so it just remains to build the house walls from the finished foundations and floor.
With all the difficult and unpredictable work completed, this project is now ideal for self-builders or expert DIY-ers looking to build themselves an impressive home. A value in excess of £450k is anticipated for the finished property.
